Job Summary
Supervises and directs the execution of a comprehensive Building Maintenance program.Duties & Responsibilities

Safety Expectations:
1. Promote safe operations, provide safety training, and support departmental safety initiatives and programs.
2. Ensure shop tools and equipment are functioning properly and personnel are well trained on how to use the equipment.
3. Monitor personnel to assure safety and security policies are being followed.
Difficulty:
1. Duties entail a high level of complexity due to the nature of the work, size of the organization, and rapidly changing priorities of the large campus. Communication links are extensive in number and highly varied.
2. Daily duties will require excellent organizational and interpersonal skills.
Scope and Effect:
1. Performance affects the entire campus and University basic missions, due to the impact of preventive maintenance, daily maintenance, and maintenance projects involving both instructional and support programs.
Personal Relationships:
1 Personal Contacts, Deans, Directors, Department Heads, Faculty, Administrators, Customers, Facilities & Services Maintenance and Construction Support Staff, Construction Superintendents, Craft Supervisors, Shop Foreperson and Sub-Foreperson, Craftsmen, Contractors, Vendors, and Suppliers.
Physical Requirements:
1. Generally administrative work but requiring extensive walking for job site reviews and staff communications. 2. Stress levels associated with the position are elevated most times due to workload and demand for immediate action concerning maintenance functions and/or personnel.
Work Environment:
1. Regular visits to job sites and construction activities will occasionally result in work in a hazardous or uncomfortable environment.
Minimum Qualifications
1. Any one or combination totaling three (3) years (36 months) from the categories below:
A. Coursework in engineering or architecture, as measured by the following conversion table or its proportional equivalent:
-30 semester hours equals one (1) year (12 months)
-Associate's Degree (60 semester hours) equals eighteen months (18 months)
-90 semester hours equals two (2) years (24 months)
-Bachelor's Degree (120 semester hours) equals three (3) years (36 months)
B. Work experience in the construction and maintenance of industrial, public, or institutional buildings.
2. Three (3) years (36 months) of work experience in the construction and maintenance of industrial, public, or institutional buildings.
3. Additional two (2) years (24 months) of supervisory experience in the construction and maintenance of industrial, public, or institutional buildings.
Knowledge, Skills and Abilities
This is a 100% full-time Civil Service 3346 - Superintendent of Building Maintenance position, appointed on a 12-month basis. The expected start date is as soon as possible after 5/12/2025. The salary range for this position is $127,500-$133,500. Salary is commensurate with experience.

Job Summary
Supervises and directs the execution of a comprehensive Building Maintenance program.Duties & Responsibilities
- Works at the direction of the Director of Building Maintenance & Grounds. Provides supervision, direction, and guidance to assigned personnel including, but not limited to, shop supervision, support staff, and student help. Supervises and directs maintenance activities, projects, and programs including structural, mechanical, operational, and electrical aspects. Maintains records and reports on Building Maintenance activities.
- Plans, schedules, and coordinates completion of building maintenance projects. Maintains records and reports progress for all work. Prepares and/or reviews estimates. Establishes, reviews, and sets standards and programs for maintenance, repairs and renovations of buildings, structures and associated equipment. Investigates and reports on maintenance and operational aspects of the physical plant including structural, mechanical, electrical, and plumbing. Recommends and affects improvements for all Building Maintenance activities.
- Provide leadership, support, and guidance to direct reports concerning budget execution, work execution, personnel issues, pre-employment and promotional interviews, and training issues. Prepares performance evaluations for direct reports and reviews performance evaluations of assigned team members.
- Understands, implements, and enforces personnel rules, regulations, and policies including Building Maintenance work rules, Civil Service Policy and Rules, and Civil Service Statue and Rules. Implements the Performance Partnership Program in collaboration with appropriate stakeholders.
- Develops and submits annual budget information. Determines and recommends Building Maintenance staffing levels, vehicle and space assignments, and major tool and equipment needs.
- Serves as a Facilities & Services liaison to campus for maintenance functions. Leads or serves on teams or committees as requested. Acts in place of the Director of Building Maintenance & Grounds in their absence.
- Other duties as assigned.
