Network Real Estate Specialist / Developer - III

Description:
Onsite 2x per week (Tuesdays and Thursdays)
Targeted Years of Experience: 5-7 years
Responsibilities for the Network Real Estate Specialist / Developer - III:
Candidate will coordinate lease term renewals/Jeopardy with a 5yr proactive outlook.
Coordinate Renewals between the NB Relo team as overlap exists
Coordinate between the HRR team as overlap exists
Coordinate with EB Modifications team as Renewal/Term Add plays a part in our modifications where amendments to existing leases are concerned.
Work closely with HQ team/CENRE for all expiring contracts and management of HQ-generated exercises
Will provide a single point of contact for renewals
Managing any COI, bond requests as a temp arrangement (or any other facet of RE as needed) in the event we offload a current contractor without having a replacement in place.
Additional potential expectations;
POR approvals via ESA for Macros/Relos/Renewals
Driving weekly EME engagement/processing (instead of RE PMs at the Tuesday meetings)
Admin work (i.e. pulling NetDocs, etc)
Coordinating GVP setup at DM completion (Leases and Amendments) for Teresa team to process
Ensuring Doc uploads (Leases / Amendments) when failure occurs
Will be responsible for driving project completion and site acquisition
Tracking vendor performance, ensuring project trackers are updated, conforming to all leasing, zoning/permitting, environmental, and regulatory compliance policies
Will be required to work in multiple systems
Manage project budgets
Participate in deployment calls with vendors, third parties and project team
Insure that all parties are aware of project status
Conduct deployment calls
Analyzing potential site locations and then creating business cases for site acquisition.
Work with outside vendors including Legal, Architectural and Engineering firms and site acquisition agents on project design in order to meet Telecommunication standards and build schedules.
Project-manages regional Network capital upgrade project, including new Network activations, cell expansions, system reconfigurations and upgrades.
Managing vendors and purchasing during the site acquisition process.
Ensuring compliance with all applicable regulations.
Interfacing with stakeholders like landlords, government employees, community officials and legal counsel.
Hosts routine planning and working sessions with key stakeholders to review project scope, define issues, develop deliverables and track action items.
Maintaining database systems and reports pertaining to cellular site projects.
Works closely with Implementation, RF Engineering and Equipment Engineering to ensure cell site construction issues are cleared and requirements are met.
Proven ability to manage a heavy workload, be detail oriented and results-driven.
Reviews vendor quotes and issues purchase orders, and manages receipts associated with vendor POs.
Demonstrated budget tracking, cost estimation and cost accounting of large-scale projects.

Qualifications for the Network Real Estate Specialist / Developer - III:
- Must have extensive experience with LL relations, renewals, and be familiar with the Site Development process and Leasing templates used.
- Familiarity with NYM-based LL entities and zoning a plus.
- FUZE SPM and 1ERP/ES plus.
