JOB SUMMARY
This job is responsible for leading the Workplace Design Team for Corporate Real Estate Services as it relates to the enterprise real estate portfolio strategy, occupancy planning, architectural design from test-fit through full construction documentation for bidding and permitting, and construction administration. Additional responsibilities include leading the design team in selection and maintenance of Corporate Design Standards, maintenance of real estate portfolio as-built drawings, signage design, and space assignment. Works closely with Business Client Relationship Management teams to understand Business needs and provide design and occupancy solutions. Maintains relationship with the internal and external teams with timely and accurate project design updates and support. Participates in relationships with external partners, (i.e. preferred design and construction vendors, etc.). Requires knowledge and experience in management of a design team, architectural design and construction fundamentals; still acquiring higher-level knowledge and skills. Incumbent must assure that the quality services to clients; development, growth, involvement, and recognition of employees; sound economic principles; and environment which is conducive to innovation, positive thinking and expansion be considered in carrying out the duties and responsibilities of this position.

ESSENTIAL RESPONSIBILITIES
- Design and Construction Documentation Support - Strategic Planning (occupancy and block planning), programming, test-fits, Client presentations, schematic design through construction documents for permitting and bidding. Site verifications. Code analysis. Provide support drawings for phasing, moves, furniture, etc. Drawing coordination with MEP, security, signage, furniture, etc. Provide Construction admin support with RFI's, submittals, site visits, project meetings, etc. Work closely with Project management team on all design projects; from test-fits, estimating/planning, construction docs, construction admin, etc.
- Perform management responsibilities to include, but are not limited to: involved in hiring and termination decisions, coaching and development, rewards and recognition, performance management and staff productivity. Plan, organize, staff, direct and control the day-to-day operations of the department; develop and implement policies and programs as necessary; may have budgetary responsibility and authority.
- Occupancy Analysis - Analyze overall real estate portfolio for efficiency opportunities, business unit alignments and cost savings. Access internal HR reporting and IWMS systems data. Understand enterprise organizational structure
- Team engagement and mentoring - provide guidance and mentoring to junior design team members for exposure to detailing, construction documentation, code analysis, construction work, etc.
- Corporate Standards - Work closely with Workplace Environment Specialist to support the evaluation, documentation and maintenance of Corporate Standards which includes space standards, floor plans, finishes, equipment, employee space policies, environmental requirements, etc. On-going internal review and evaluation of existing standards for use and improvement.
- National contracts and preferred vendors - Assist with opportunities to build partnerships with design and engineering partners. Participate in RFP reviews and evaluate proposals and recommendations. Maintain partnership relationships through quarterly meetings, setting expectations, deliverables, updates, contract/pricing changes.
- Other duties as assigned or requested.
EXPERIENCE
Required
- 10 years of experience in commercial building construction, construction management, project management, engineering or architectural design.
- 10 years of experience in architectural design and construction documentation
- 7 years of experience and proficiency in federal, state, location building codes, life safety, International Construction Code (ICC), BOCA, ADA, OSHA regulations
- 7 years of experience and proficiency in Computer Aided Design (CAD), Revit, 3-D modeling, Adobe, Microsoft office software, etc.
- 5 years of experience in Management or leadership role
- Familiarity with building out corporate office spaces, retail spaces, or print shop and warehousing.
Preferred
- 3 years of experience in corporate or commercial real estate
SKILLS
- Strong and effective verbal and written communication skills. Effective presentation skills to include verbal and written communications to present complex topics in a concise manner to audiences at various levels and in various sizes
- Provides strong communication skills to all related parties from internal teams to external vendors
- Proven leadership skills - ability to motivate others to achieve results in a matrixed environment
- Knowledge of industry and market trends to develop and champion long-term strategies. Extensive knowledge of assessing and recommending creative and time-sensitive solutions
- Self confident with an ability to accept and respond to challenges in a positive manner. Ability to work independtly to achieve assigned tasks and goals consistent with corporate and departmental policies and procedures
EDUCATION
Required
- Bachelors degree in architecture or related field or relevant experience and/or education as determined by the company in lieu of bachelor's degree
