Overview: The Director of Residential Property Management works in collaboration with the VP of Property Management and is responsible for the strategic and operational leadership of a portfolio of residential properties, ensuring optimal performance and tenant satisfaction. This role oversees leasing strategies, maintenance operations, capital improvements, and risk management initiatives to support property value and growth. The Director will serve as the primary liaison for tenants, vendors, and stakeholders, fostering strong relationships and ensuring high service standards. Success in this position requires in-depth knowledge of multifamily property management, real estate financials and accounting, marketing, leasing, and proficiency in Yardi property management software. Essential Duties:

Operations
  • Annually collaborate with the VP of Property Management, Director of Maintenance Operations, and each onsite property manager to evaluate and refine operational and maintenance processes and best practices, ensuring they align with stakeholder, tenant, and Wangard expectations.
  • Ensure that each property adheres to Wangard standards and policies regarding presentation, maintenance, customer service, vendor interactions, safety, and any other operational procedures.
  • Facilitate a weekly leasing meeting with the team.
  • Manage the Yardi platform for the residential property management team by overseeing the Yardi onboarding and training for new team members and act as the Yardi point of contact for the residential property management team.
  • Participate in Wangard's third party growth strategy and business development.
  • Establish relationships in the real estate industry and maintain awareness of changes and industry best practices.
Finance
  • Collaborate with cross-functional teams for monthly variance reporting to senior leaders and make recommendations to solve inadequacies.
  • Work with on-site teams to develop and manage annual property budgets for each property.
  • In collaboration with Asset Management, implement a pricing strategy for new leases and renewals, effective cost control, concessions and revenue improvement programs to improve property performance.
  • Accountable for all evictions and AR/Collections.
  • Manage and oversee all lease renewals and amendments.

Team Management
  • Actively coach, empower, and develop property management teams to include property managers, assistant property managers, and leasing consultants.
  • Train employees on systems/policies/procedures and provide teams with the tools and resources to be successful in their roles
  • Foster an environment that prioritizes technological focus and innovation to enhance process efficiencies and role model leadership on change management initiatives.
  • Conduct annual performance reviews and SMART Goals in accordance with Wangard's practice.
Marketing
  • Collaborate with the Director of Marketing, Marketing Specialist, and the onsite property manager to develop sales and marketing plans for each property to ensure successful lease ups.
  • Conduct monthly team meetings to review CRM reporting and data, ensuring accuracy, team adoption, and effective use of the software program.

Qualifications:
  • Bachelor's degree in Business Administration, Real Estate, or a related field.
  • Minimum of 5 years of experience in property management, with at least 3 years in a leadership role.
  • Strong financial acumen and experience with budget management.
  • Excellent communication and interpersonal skills.
  • Ability to build and maintain strong relationships with tenants, vendors, and stakeholders.
  • Proficiency in Yardi software and Microsoft Office Suite.

Preferred Qualifications:
  • Certified Property Manager (CPM) or similar certification.
  • Experience with residential property management in a multi-site environment.
