The Chief Building Operator's primary responsibility is to oversee the efficient operations and maintenance of building systems, including the day-to-day training of the operating staff. Also, the Chief Building Operator is responsible for the supervision of the FM operations team. He will apprise the Facility Management Team of any and all conditions affecting building operations, services, and tenant comfort. The specific areas of responsibility include but are not limited to building operations, tenant services, staff supervision and development, purchasing and technical proficiency.

WHAT YOU'LL DO
- Supervises and directs maintenance staff and monitors performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience. Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition. Manages departmental staff, including selection, scheduling and job assignments; counseling, appraisals and recognition; recommending salary, promotional, disciplinary, termination and other personnel actions.
- Will work with the client and data center personnel to schedule equipment to be taken offline so that preventative maintenance can be performed. Monitors operation of electrical and mechanical equipment supporting the facility and facility's critical operations. Requires the ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and corrective action as required.
- Maintaining full compliance in creating and implementing all change management programs and procedures associated to critical work efforts.
- Understands the engineering design and operational aspects of the Base Building and Critical System Support Systems and Components.
- Must be able to immediately recognize system shortcomings and respond to operational and emergency situations.
- Provides training and support aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and trouble shooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
- Participates in facilities remodeling, new construction, and other planning activities of other departments. Manages and monitors construction and repair projects.
- Monitors operation and maintains refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Oversees Repair and Preventative (PM)/Recurring Maintenance (RM) of Electrical, Mechanical, and HVAC systems; supports recommendations for frequency of repair and/or PM/RM of Electrical, Mechanical, and HVAC systems.
- Ensures the availability of an adequate inventory of tools and other supplies to operate the building. Specific duties include but are not limited to: preparing and submitting purchase orders requests, developing sources for stock materials and performing periodic checks of inventory levels and equipment conditions.
- Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
- Plans and manages the budget allowing for appropriate control and utilization of client's resources. Recommends and estimates facility repairs and improvements for inclusion in the annual budget. Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. Responsible for the short-term training of the operating and maintenance team.
WHAT WE'RE LOOKING FOR
- Post-Secondary education and a minimum of four years experience and/or training.
- Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
- 4+ years of experience in facility/plant engineering and maintenance supervision. Managerial experience required.
- Certification in the following: Universal CFC certification, HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.
- Excellent written and verbal communication skills.
- Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers.
- Ability to respond effectively to sensitive issues.
- Knowledge of financial terms and principles such as financial analysis.
- Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations.
- Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an Energy Management System (EMS) and Computerized Maintenance Management System (CMMS).
- Skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions.
- Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
- Responsible for setting work unit and/or project deadlines.
