Selectek has an exciting opportunity for an experienced Project Manager that will ensure construction build projects are completed according to contract documents and plans, within budget, and maintain proper schedule. This role will lead the project from start to finish and be asked to juggle six to eight projects at a time. Projects will generally be for Educational or Commercial Projects.

Ideally, the Project Managers will have experience managing the full range of a construction project along with experience in the different project delivery methods. Typical project delivery methods used are design-bid-build, and design-build.

Duties & Responsibilities:
  • Manage client needs and expectations throughout the life of the project, by consistently holding periodic meetings with using agencies to report on progress, engage in dialogue, and understand and address issues and concerns
  • Coordinates with all relevant stakeholders on all phases of the design and construction process.
  • Reviews and responds to incoming correspondence, such as letters, progress reports, and testing/lab results.
  • Acquires & maintains a thorough working knowledge of plans and specifications and other contract documents.
  • Reviews and responds to incoming projects.
  • Participates in project meetings with the project team.
  • Manages the change order process.
  • Participates and monitor the progress of design and construction activities.
  • Ensures construction project is closed out according to established procedures.
  • Attend and participate in pre-bid conferences with design professionals, contractors.
  • Anticipate stakeholder needs. Manage the flow of information and the flow of funds to satisfy those needs in a timely manner.
  • Continually monitor progress of assigned projects, and "trouble shoot" execution to spot and head off potential problems early.
  • Read, understand and fully manage all the processes, duties and obligations required under the various project design, construction and consulting contracts.
  • Understand and participate in the competitive selection process for testing consultants and others as assigned.
  • Understand and manage the various internal and external administrative processes required to start up, maintain and conclude construction activities.
  • Manage project files in accordance with established guidelines.
  • Manage amendments to design professional contracts.
  • Manage end user requests for program changes and extra work.
  • Continually assess standard operating systems and recommend improvements based on outcomes.
  • Manage design professionals, construction professionals, and third-party claims.
Financial Duties:
  • Reviews and obtains approval on all requests for payment.
  • Assists in the development and management of project budgets.
  • Records and maintains travel and expense reports, time sheets and other administrative documents according to standard operating procedures.
  • Assess and report financial risks.
  • Validate and process contractor pay applications, architect and vendor invoices.
  • Approve project schedules, schedules of values, and wage and rental rates.
  • Verify project budgets and funding.
  • Manage the release of retained earnings to contractors at project completion.
  • Manage the final disbursement of project funds and the closing of project books.
  • Stays within departmental budget.
Required:
  • Undergraduate degree in Engineering, Architecture, Building Construction or Construction Management from an accredited university.
  • 2+ years of experience in the construction field as a Project Manager or Quality Assurance Manager for Educational or Commercial projects.
  • Strong communication skills
  • Strong multi-tasking skills
  • Valid Driver's License
Job Order Details:
The Project Manager is the company representative that ensures the project goes according to plan. The focus of the role is to make sure the budget, quality, and schedule all stay on target as well as handling any other issues that come up in the build process. They will be the face for the project and handling the needs of the Architects, General Contractors, and the campus or facility the building is being built for at that time.

Pay range: $34/hour - $46/hour (8 years of experience for higher end pay)
Term of assignment: 6 months contract to direct
Pay Method When Direct: Salary no overtime pay
Location of job: Downtown Atlanta 30334
Work From Home: Once direct there may be more opportunity to work from home, but not while on contract.
Remote Work: No
Hours & Shift: Monday - Friday, 8AM - 5PM (can offer flex time of 1 hour either way)
Overtime: Very Unlikely
Travel: Local travel in the city on occasion to a job site outside the city, but usually not overnight travel.
Work Attire: Business Casual
