The WelbeHealth PACE program helps seniors stay in their homes and communities by providing all-inclusive medical care and community-based services. We serve the most vulnerable seniors with better quality and compassion in a value-based model.
We are seeking an experienced and visionary Senior Director, Real Estate & Construction to lead the development and construction of our PACE centers. This role will focus on overseeing the construction process, ensuring projects are completed on time, within budget, and to the highest standards of quality. Additionally, the role will include strategic oversight of real estate activities to ensure the successful acquisition, development, and optimization of properties. The ideal candidate will bring extensive expertise in construction management and real estate strategy, and a passion for creating exceptional environments for seniors.
Essential Job Duties:
Construction Leadership:
o Ensure successful transition of completed sites at time of Certificate of Occupancy to Launch and facilities teams for successful State Readiness Review (SRR) and ongoing oversight and maintenance; oversee all phases of construction from design, pre-construction planning through project completion
Project Management:
o Develop and maintain detailed project schedules, budgets, and timelines, while conducting regular site visits to oversee construction activities and ensure alignment with design specifications and company standards
Real Estate Strategy:
o Collaborate with team on sourcing and selecting new sites, performing feasibility studies, confirming use/zoning requirements, and ensuring all necessary due diligence for the identified site
o Collaborate with brokers, legal teams, and consultants to negotiate and close real estate transactions
Budget and Cost Control:
o Develop and maintain project budgets, ensuring cost efficiency without compromising quality
Stakeholder Collaboration:
o Partner with internal teams, including Real Estate, Operations, and Finance, to align construction projects with broader company goals
Vendor and Contractor Oversight:
o Evaluate and select contractors, vendors, and suppliers to support project execution; negotiate contracts, maintain vendor relationships, and ensure accountability for deliverables
Job Requirements:
Bachelor's degree in relevant field; professional experience may be substituted (PMP certification preferred)
Minimum of five (5) years of experience in real estate & construction
Two (2) years of supervisory experience with demonstrated ability to mentor and develop team members
Previous leadership experience managing a diverse team and influential leadership (external partners, brokers, general contractors, architects, etc.)
Experience leading in a data-driven organization, leveraging reports and data to prioritize and manage people and projects
Travel to locations throughout California and other states required.
