Summary

The Corporate Real Estate Assistant Manager will assist in managing GLOVIS America's real estate portfolio. This role involves overseeing daily operations, supporting real estate transactions, and ensuring the strategic goals of the corporate real estate team are met. The Assistant Manager will collaborate with various internal departments and external stakeholders, ensuring the efficient and cost-effective management of all real estate assets.

Responsibilities
  • Planning
    • Participate in planning corporate real estate capacity needs in conjunction with Corporate Planning Dept.
    • Portfolio Management
    • Assist in managing the company's real estate portfolio, including both owned and leased properties
    • Monitor performance and ensure alignment with corporate objectives
    • Lease Administration
    • Coordinate and manage lease agreements, including renewals, amendments, and terminations. Ensure lease compliance and manage key dates (e.g., rent escalations, option exercises)
    • Property Acquisition & Disposition Support
    • Assist in the evaluation, negotiation, and execution of property acquisitions, sales, or lease transactions. Prepare reports and presentations to support decision-making
    • Project Coordination
    • Collaborate on the planning and execution of real estate projects, including renovations, relocations, and construction
    • Ensure that projects are completed on time and within budget
    • Risk Management & Compliance
    • Ensure all real estate activities comply with legal, regulatory, and corporate policies. Assist in mitigating risks associated with property transactions, maintenance, and compliance issues
  • Market Research & Analysis
    • Conduct research and analysis of the real estate market, trends, and opportunities. Provide insights on market conditions to inform decision-making and strategic planning
    • Vendor Management
    • Liaise with vendors, contractors, and service providers to ensure high-quality service delivery and compliance with agreements
    • Reporting & Documentation
    • Maintain accurate records and reports for real estate transactions, leases, maintenance activities, and other key real estate functions
    • Generate and present regular reports on portfolio performance and other metrics to senior management
    • Budget & Financial Oversight
    • Support the creation and management of real estate budgets, including forecasting, expense management, and reporting
    • Work with the finance team to track costs and ensure adherence to the budget
    • Stakeholder Collaboration
    • Work closely with internal teams (e.g., legal, finance, operations) and external parties (e.g., brokers, landlords, attorneys) to facilitate smooth real estate operations
    • Other duties as assigned

Compensation

$80,000-$89,000 per year (Subject to Compensation Study Upon Candidate Selection)

Skills & Qualifications
  • Strong understanding of real estate transactions, leasing, and property management Required
  • Proficiency in real estate software and Microsoft Office Suite (Excel, PowerPoint, Word) Required
  • Excellent communication, negotiation, and interpersonal skills Required
  • Strong analytical and problem-solving abilities Required
  • Attention to detail and ability to manage multiple priorities effectively Required
  • Real Estate License Preferred

Education & Experience
  • Bachelor's Degree Required
  • 6 - 9 Years of Direct Experience in Commercial Real Estate Required
  • 7 - 11 Years of Direct Experience in Commercial Real Estate Preferred
  • Certified Commercial Investment Member (CCIM) or other real estate license or certificate Preferred

Physical Requirements
