We are currently representing a reputable and growing real estate development firm based in North York that is seeking an experienced Controller to lead the financial management of their residential development portfolio, which includes both high-rise and low-rise projects. Reporting directly to the Director of Accounting, this individual will be responsible for full-cycle accounting oversight, financial reporting, budgeting, compliance, and leading a team of accounting professionals.

Key Responsibilities:
- Provide leadership and oversight of all accounting operations for the companies development portfolio
- Prepare and review monthly, quarterly, and annual financial statements in accordance with applicable standards
- Manage the construction accounting framework, including project setup, budget monitoring, cost tracking, and change order reconciliation
- Deliver timely financial reporting packages to internal leadership, external stakeholders, and lenders
- Oversee all aspects of cash flow management and forecasting for multiple active development projects
- Lead the preparation and review of Statement of Adjustments (SOAs) at closing and ensure alignment with sales contracts and project records
- Supervise and review bank reconciliations, control accounts, intercompany reconciliations, and other month-end activities
- Ensure timely and accurate HST filings and tax compliance across all active entities and projects
- Lead accounts payable operations, including invoice approvals, holdback management, and payment scheduling in compliance with contract terms
- Manage relationships with financial institutions for bank loans, BAs, and credit facilities
- Liaise with external auditors and ensure adherence to audit timelines, reporting standards, and internal controls
- Mentor and manage a team of accounting professionals, fostering a collaborative, accountable, and high-performance work culture
- Drive process improvements, system enhancements, and internal efficiencies within the finance department
Qualifications & Skills:
- CPA designation required
- 8+ years of progressive accounting experience, with at least 3 years in a leadership role within real estate development or construction
- Advanced understanding of construction cost accounting, project financing, and real estate development life cycles
- Strong experience with financial reporting, internal controls, and regulatory compliance
- Proficient in MS Excel and Word; knowledge of Newstar (Constellation), Yardi, and Caseware considered strong assets
- Demonstrated experience preparing year-end working papers and managing external audits
- Strong leadership, organizational, and communication skills
- Ability to manage competing priorities and maintain high attention to detail in a dynamic, deadline-driven environment
