General Summary
Developer, Owner and Manager of Class 'A' and 'B' Office Buildings in New York City, is looking for a Commercial General Manager for their NJ Portfolio, located in Newport, Jersey, NJ. Qualified candidates will have experience working in a commercial real estate environment and be familiar with the operation of a sophisticated commercial real estate company. In depth New Jersey and or New York City Class 'A' and Class 'B' Building experience is a 'must'.
Provide leadership and oversight for all daily property operations including contract administration, building staffing & tenant relations. This position will require the preventive maintenance and preservation of the mechanical infrastructure and common elements of the property. The candidate must be knowledgeable in all aspects of property operation and construction; highly ethical, innovative & motivated. Ability to demonstrate their experience to negotiate contracts, deal with staff issues, provide technical input for the development of scopes of work, read, review and comment on architectural/engineering plans and leases and provide technical and administrative guidance to the field staff.

Essential Job Functions and Responsibilities
- Set goals for the properties and proactively lead team to meet these goals.
- Understand the building operating plan and organize a plan to achieve the milestones set in place by the approved annual building business plan.
- Oversee operations of properties and ensure building presentation and operations are maintained according to required standards and procedures
- Have excellent administration, coordination and customer service skills; maintain communication and be available to all staff levels.
- Manage internal standard operating processes and procedures.
- Maintain an open line of communication with the Director of Operations and Commercial Executive Management team.
- Recognize operational and management problems and develop appropriate solutions for approval within the management structure.
- Accept leadership responsibility for all emergencies and coordination of corrective actions.
- Manage multiple projects and assignments, analyze facts & exercise sound judgment when arriving at conclusions.
- Maintain property in a code complainant manner.
- Maintain oversight of all field projects, schedule and budget.
- Participate in the development and review of all property operating reports, including but not limited to presentation of the monthly, quarterly and annual reports.
- Assure that accurate records of various projects' status, tenant requests, preventive & general maintenance & other data required for the production of property activity reports are maintained.
- Write clearly and informatively with the ability to change writing style to meet the needs of various situations.
- Must have good problem solving & analytical skills.
- Perform quality control inspections.
- Have an understanding of financial reports and the requirements for developing budgets & other typical operating documents.
- Have skills to manage base building construction projects
- Be responsive to legal counsel and brokerage team.
- Maintain the necessary checks and balances for consistency that staff is following procedures, including but not limited to processing purchase orders, sundry charges and tenant requests and notices.
- Review and interpret lease, service & construction contracts and read plans for operating and construction needs.
- Address issues as they arise.
Qualifications
- A minimum of a bachelor's degree is required
- RPA or CPM designation a plus
- Minimum of 7 years in a similar work environment handling "class A" real estate
- Perform project management (including creation of purchase orders or contracts depending on size and scope of work); managing the schedule and meeting deadlines; ensuring completion, inspections and closeouts for all filed work; processing payments and cost tracking; review of tenant plans for tenant initiated work; review of TI release for completion of Tenant work; maintenance of the "as-built" record drawings for the building; reviewing leases & contracts

- Proficient in MS Word, excel, E-Mail/Outlook, Yardi, budgeting software
- Possesses a strong customer service mindset and excels in collaborative team settings
- Adaptable to shifting priorities and capable of managing diverse projects.
