We are currently searching for a dynamic and experienced individual to lead the operations of our Seasonal Resorts and Manufactured Home Communities (MHCs) in Moncton, NB and the Ontario region. Based in Mississauga or Waterloo, ON., the Director of Operations will oversee a diverse portfolio, working closely with onsite teams to ensure high standards in property maintenance, customer service, and overall community experience.
As a key leader on our team, you will be responsible for managing staff, executing capital projects, driving operational efficiency, and ensuring regulatory compliance. This is a hands-on leadership role requiring strong organizational skills, a people-first approach, and a solid understanding of infrastructure systems.
What you will do:
Provide leadership and operational oversight to seasonal resorts and MHCs across Ontario and Moncton, NB;
Recruit, train, mentor, and manage site staff to foster high performance and accountability;
Lead regular site visits and inspections to ensure property standards are met and maintained;
Manage and execute capital and infrastructure improvement projects, from planning through completion;
Support teams in daily maintenance activities, ensuring timely resolution of issues involving water, wastewater, electrical systems, and equipment;
Review and approve resident alteration requests and site development plans;
Ensure compliance with occupational health and safety legislation and internal protocols;
Build positive relationships with residents, community partners, contractors, and government agencies;
Collaborate with the Ministry of Environment, TSSA, ESA, and local health units as required;
Support conflict resolution and ensure a positive living environment for residents;
Monitor budgets and contribute to long-term operational planning;
Travel regularly between properties, sometimes on short notice, to respond to operational needs.
What you will bring:
5-10 years of operational leadership experience in similar role;
Proven ability to lead teams, manage performance, and develop talent;
Strong interpersonal and communication skills with a customer-focused mindset;
Strong understanding of infrastructure systems including water, wastewater, and electrical;
Working knowledge of the Ontario and New Brunswick Residential Tenancies Acts and related legislation;
Experience in seasonal resorts, manufactured housing, or multi-family residential communities is a strong asset;
Tech-savvy, with proficiency in Microsoft Office (Outlook, Word, Excel);
Organized, adaptable, and capable of managing competing priorities;
Valid driver's license and ability to travel regularly across Ontario, occasionally to New Brunswick.
