Job Description

We are seeking a highly skilled and experienced Project Manager to oversee the University of Iowa Hospital maternity ward floor upgrades project. This role involves managing a $47 million upgrade project, which has already commenced and is scheduled to conclude in November 2026. The successful candidate will join a dynamic team including a Project Executive, Project Manager, Project Engineer, Safety Officer, and multiple Superintendents.
Responsibilities
  • Develop and implement the project management plan.
  • Support the development and updates of the Project Financial Plan.
  • Participate in the preconstruction process with assistance from the project leader.
  • Develop and review bid packages to facilitate buyout.
  • Set up budgets for General Conditions and General Requirements.
  • Lead bid evaluations and trade partner buyouts.
  • Manage and ensure the implementation of internal and external project documentation.
  • Oversee the procurement process.
  • Manage and implement self-perform strategy.
  • Ensure overall financial success of the project self-perform plan.
  • Develop and manage the Logistic Center equipment utilization plan.
  • Ensure equipment is onsite when needed and manage related costs.
  • Develop and execute the project-specific Building Performance Solutions (BPS) Action Plan.
  • Conduct QAQC inspections and manage non-conforming work.
  • Support site-specific safety plans with the project team and safety department.
  • Ensure all project documentation is maintained, organized, and up to date.
  • Manage and lead project meetings, ensuring timely creation and issuance of agendas and minutes.
  • Develop and manage the project schedule, including weekly look-ahead schedules.
  • Identify risks, develop risk mitigation plans, and manage conflicts.
  • Ensure owner and trade partner contracts and insurance are in place prior to work commencement.
  • Responsible for the financial success of the project, including budget setup, maintenance, and accuracy.
  • Forecast and reconcile revenue and costs monthly.
  • Prepare and manage the Pay Application process and lead trade partner invoice reviews.
Essential Skills
  • Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
  • 6+ years of experience in construction management.
  • Proficiency in Procore and Microsoft Project.
  • Strong cost management and budget skills.
  • Experience with change order management.

  • Proficiency in Microsoft Office applications.
  • Demonstrated leadership capabilities on projects.
  • Proven track record of successful project management.
  • Ability to develop and manage project schedules from start to finish.
  • Proactive approach to problem resolution and issue management.
  • Strong relationship-building skills.
  • Ability to manage multiple projects simultaneously.
  • Experience running project-related meetings, including Progress, OAC, and pre-installation meetings.
Work Environment

This role involves working in a collaborative team environment with a focus on high standards of safety and quality. Travel may be required, with per diem provided and potential for a monthly travel stipend. Flexibility for home weekends is possible with leadership approval. The position is exempt with negotiated PTO. The work environment includes both office and field settings, utilizing technologies such as Procore and Microsoft Project.
Pay and Benefits

The pay range for this position is $50.00 - $57.00/hr.
