About the Role
As a Pre-Construction Manager at Z Modular, a division of Zekelman Industries, you will play a key role in ensuring seamless project execution by overseeing all post-design and pre-break ground activities. This position requires strong project management skills, relationship-building abilities, and strategic planning expertise, offering the opportunity to contribute directly to the successful coordination and mobilization of our Z Modular projects.

You will collaborate with internal teams, subcontractors, and external stakeholders to manage bid processes, pre-qualification of trades, and procurement strategies. This is a hybrid role that requires travel to Z Modular production and project site locations within the U.S., approximately twice per month and up to once per week as needed.

This role is perfect for someone who thrives in a fast-paced environment, enjoys problem-solving, and has a keen eye for detail when it comes to project planning and execution.

What You'll Do

• Develop a catalog of subcontractors across trades that meet Z Modular standards.
• Pre-qualify subcontractors for Project Managers and create a deep trade scope list.
• Manage the bid process through Building Connected and Procore.
• Conduct preconstruction meetings and walkthroughs with trades, including site construction teams as applicable.
• Update and refine bid scopes for each product line and site.
• Review and scope trade bids, addressing variances to ensure accuracy.
• Coordinate with design teams to finalize material lists for each product line.
• Work closely with site construction teams to prioritize buyouts and avoid last-minute subcontracting.
• Collaborate with purchasing on long-term material pricing strategies.
• Maintain and update template subcontract agreements, including consultant agreements.
• Assist in the preparation of purchase orders, requisitions, and proposals.
• Participate in design, engineering, and AOC meetings to stay informed.
• Conduct project management calls with Z Modular personnel.
• Lead and promote health and safety practices in accordance with regulatory requirements and company policies.
• Perform other duties as assigned by management.

Who You Are

• Bachelor's degree in Building Science preferred.
• Minimum of 5 years of commercial construction project management experience.
• Ability to travel within the U.S. up to once per week as needed.
• Proficient in Microsoft Office and project management software.
• Strong written and oral communication skills.
• Exceptional analytical skills with the ability to manage multiple priorities.
• Experienced in a construction manufacturing environment where upfront planning is key to project success.
• Regular, full-time, predictable onsite attendance per the posted schedule is an essential function of this role.

Physical Abilities

• Ability to lift, climb, bend, stoop, push, and pull.
• Capable of lifting up to 10 lbs.
• Ability to stand for 10-12 hours.
• Able to work in a plant, manufacturing, or construction environment.
• Other physical requirements as needed for the job.
