We are seeking an experienced Project Manager to oversee the University of Iowa Hospital maternity ward floor upgrades. This project, which has already commenced, is scheduled to be completed by November 2026. The project involves a $47 million upgrade and includes a team of PX, SR PM, PM, PE, Safety, and multiple supers. This role is pivotal in managing the budget, ensuring financial success, and maintaining project documentation.
Responsibilities
This role offers a salary exempt position with PTO negotiated individually. Per diem is 100% of GSA for 5 days a week, with a possible travel stipend of up to $1,500 monthly. The project team includes PX, SR PM, PM, PE, Safety, and multiple supers. The work environment requires proficiency in Procore and Microsoft Project. The ability to travel home on weekends is subject to schedule and senior leadership approval.
Pay and Benefits
The pay range for this position is $50.00 - $57.00/hr.

Job Description

Responsibilities
- Develop project management plan.
- Support Project Financial Plan development and updates.
- Participate in the overall preconstruction process with assistance from top project leader.
- Participate in Bid Package development and review of bid packages to facilitate buyout.
- Develop budget setup for General Conditions and General Requirements.
- Lead bid evaluations and trade partner buyouts, comparing bids to drawings and specifications.
- Manage and ensure the setup and implementation of internal and external project documentation.
- Manage overall development and execution of the procurement process.
- Manage and implement self-perform strategy.
- Manage overall production rate/budget goals, support project team with self-perform reports.
- Ensure schedule, unit tracking, and procurement coordination for field craft and self-perform tasks.
- Ensure self-perform project staff plans and field craft needs are planned.
- Manage and ensure overall development and execution of self-perform procurement.
- Responsible for overall financial success of the project self-perform plan.
- Develop and manage the Logistic Center equipment utilization plan including cost analysis for equipment needs.
- Manage and ensure schedule and budget to ensure equipment is onsite when needed.
- Manage and reconcile monthly Logistics Center invoice, comparing to onsite tools and project budget.
- Responsible for overall financial success of the Logistics plan.
- Engage with Building Performance Solutions to develop and execute the overall project-specific BPS Action Plan.
- Maximize Project Financial Plan enhancements through implementation of the Action Plan.
- Manage and lead the overall mock-up process, ensuring mock-up plan(s) and execution.
- Ensure QAQC inspections, non-conforming work is identified, tracked and corrected through proper documentation.
- Manage and lead Building Envelope coordination meetings.
- Support the site-specific safety plan with assistance from the project team and safety department.
- Perform site safety walks, documentation, and corrective actions.
- Lead by example to ensure safety is the highest priority on the project.
- Ensure ORM process and daily documentation.
- Ensure trade partner site safety requirements are received and in place prior to starting work.
- Lead and ensure a review of the Hazardous Building Material Survey(s) has been conducted.
- Develop, manage and ensure site-specific risk mitigation plan is in place and executed.
- Manage and ensure all documentation for the project is maintained, organized, and up to date.
- Ensure drawings, specifications, and site-specific plans, etc. are up to date and accurate.
- Ensure regular photo documentation is being conducted.
- Ensure any change or field as-builts are documented and/or submitted to design team for approval.
- Manage, lead, and ensure overall documentation processes: Meetings, Procurement, RFI, Schedule, Budget, etc.
- Manage and lead the overall Projection and/or Deep Dive process with minor assistance from project leader.
- Manage, lead, and ensure schedule is up to date and accurate.
- Manage and lead follow-up action items, documentation, and tracking through completion in a timely manner.
- Accurately project and forecast work / budgets by collaborating with project team and project leader.
- Manage and lead project meetings and ensure agendas, meeting minutes, and attachments are created and issued in a timely manner.
- Ensure all related trade partner submittals and RFI's are approved prior to start of work.
- Lead the Project Start Up meeting.
- Build and maintain superior relationships with clients, design team, trade partners, and associates.
- Participate in community and professional associations.
- Represent the company in a professional manner at all times.
- Anticipate issues and collaborate to find solutions.
- Contribute to a high performing team.
- Proactively manage and communicate the overall project schedule process, ensuring project schedule is complete and accurate.
- Manage schedule coordination with trade partners, vendors, and site staff weekly.
- Lead and manage a schedule recovery plan if delay(s) occur.
- Lead and manage weekly look-ahead schedules, sequencing, phasing, and updating master schedule and documentation.
- Review and understand owner contract.
- Lead review of owner contract with project team to ensure full understanding of terms and conditions.
- Manage and ensure owner and trade partner contracts and insurance are in place prior to starting any work.
- Manage and ensure all applicable safety items from trade partners (Fall Protection Plan, Safety Plans, etc.) are received and reviewed prior to starting any work.
- Manage and ensure FWD's are in place prior to any extra work being started.
- Lead and ensure overall delay documentation processes (permit, weather, trade partner, etc.).
- Identify risk, develop risk mitigation plan(s), and manage through conflict management.
- Lead the permitting process.
- Responsible for the financial success of the project.
- Responsible for the setup, maintenance, and accuracy of project financial budget.
- Responsible for forecasting and reconciling revenue and cost on a minimum monthly cadence.
- Review weekly reports to ensure project meets or exceeds financial metric expectations.
- Lead and manage corrective measures to steer project back in budget, communicating and coordinating with stakeholders.
- Prepare and manage Pay Application process, lead trade partner invoice reviews and compare budget/contract.
- Lead and manage overall Field Work Directive Process.
- Lead and manage the Change Order Management process (PCO and COR).
- Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
- 6+ years' experience.
- Proficiency in / ability to learn Procore and Microsoft Project to manage all components of the project.
- Experience in construction, construction management, cost management, and budget management.
- Experience with change order management.
- Proficiency in computer applications, preferably Microsoft Office.
- Demonstrated ability to take a leadership role on projects from start to finish.
- Consistent track record of successful projects/project management.
- Proven track record of superior budget management and accurate monthly cost projections.
- Ability to develop project schedules and manage from beginning to end.
- Proactive approach to problem resolution and issues management.
- Strong relationship skills.
- Ability to successfully manage more than one project at a time.
- Proficiency in running project-related meetings, including Progress, OAC, and pre-installation meetings.
