THE ROLE: The Land Planning & Development Manager is a key partner to the feasibility team to validate whether potential deals meet the jurisdictional requirements and helps bring to competition. They are also responsible for assisting the Director with the plan library, including keeping existing plans updated and accurate and bringing new plans to fruition. They will work closely with the division team as well as engineers and architects to bring the plans to completion. They will participate in VA/VE process to find opportunities to reduce costs and decrease cycle time.

DAY IN THE LIFE:
  • Manages feasibility tasks for new projects in collaboration with Product Development, Land Development, Sales, and third-party consultants to evaluate project viability.
  • Ensures compliance with zoning regulations, building codes, and identify potential risks and issues.
  • Attends weekly meetings with designers and contractors and maintain notes of critical items.
  • Collaborates with consultants including architects, engineers, and engineered floor system designers and support personnel.
  • Analyzes product design advantages and disadvantages with the management team to identify areas for product improvement from a jurisdictional compliance lens
  • Support with project schedule, prototype walks, redline and revision, and related processes.
  • Ensures understanding and compliance with land acquisition policies, internal control procedures & practices.
  • Help with all construction document creation and distribution, including the provision of consultants and vendors with all relevant scopes of work, product reequipments, and any other information pertinent to new product design.
  • Assist with the plan revision process through coordination of schedule and documentation of completion with all affected consultants and vendors through estimating, including the creation of detailed redline sets, communication of changes to consultants and vendors, and release of final documents per the internal plan change process including a detail distributed to affected parties.
  • Provide support with the value engineering processes by reviewing and redlining construction documents to align with specification standards.
  • Assists with the implementation of final redlines into construction documents and releases coordinating with Purchasing, Construction, Sales, Marketing, and other key team members.
  • Assists with plan revisions through to the final release of construction documents per plan change process.
  • Provides drawing clarification and support to sales and construction team members as required during the sales and construction phases.
  • Coordinates issues and changes as appropriate and involves necessary team members to ensure that all information is conveyed properly and re-addressed, if necessary, by all appropriate departments and management team members.
  • Visits the construction site as necessary to provide support and guidance to operations and support areas.

WHAT YOU'LL NEED:
  • Bachelor's degree in Construction Management, Civil Engineering, Real Estate, Urban Planning, Architecture or related field
  • 1-3 years' experience in related field
  • Experience within the homebuilding industry is preferred.
  • Demonstrated experience managing process.


WHAT WILL SET YOU A PART:

  • Strong knowledge of local zoning laws and regulations
  • Understanding of architectural and engineering design principles.
