WinnCompanies is hiring for a Director of Property Management II (DPM) to join our Tierra Vista Communities team and oversee multiple military housing sites.

In this role, you will have the primary responsibility for the execution of the Management Plan. You will also be responsible for planning, controlling, and directing the day to day operation of the property, and for maintaining effective and positive client and resident relations.

The purposes of this position are to meet the objectives of Centinel and the Project Company (to include the Military Partner), to protect the value and integrity of the real estate, and to be responsive to all applicable stakeholders. This position will also support geographically separated properties in multiple states.

Please note that the pay range for this position is $100,000 to $125,000 annually. Final salary will vary based on job responsibilities and scope, geographic location, candidate's relevant experience, and other factors.

Responsibilities
    • Personnel Management: Manage Human Resources functions including recruiting, selection, orientation, training, compensation, performance evaluation, incentive programs to maintain a qualified workforce. In partnership with HR, Executive Manager, DOM and other direct reports identify and address human resources issues and implement the agreed course of action and support. Monitor, measure, trend, and proactively improve employee engagement.
    • Oversee Operations: Ensure that all Winn Military Housing Services (WMHS), Centinel, and Military Partner policies, procedures, standards and reporting requirements are effectively communicated to all employees, adhered to and properly implemented and delivered accurately, timely. Work with site leadership on strategies for accountability and setting of goals and quality standards.
    • Financial Management of the Project: Work with leadership team on site to provide support as required to provide accurate forecast of controllable expenses and revenue. Review financials and participate in monthly calls. Review monthly financial statements and discuss concerns and corrective measures with Executive Manager and Project Director. Develop the project budget and business plan and shepherd its approval.
    • Client and Stakeholder Management: Responsible for developing and maintaining good working relationships with Centinel, WinnCompanies and military leadership and teams.
    • Revenue Generation & Forecasting: Responsible for meeting budgeted occupancy and monitoring occupancy rates and vacancies. Create and lead strategy to generate revenue and occupancy. Lead reputation management strategy and oversee all marketing, leasing and resident communication activities.
    • Elevate Resident Satisfaction: Monitor, measure, trend and proactively improve resident satisfaction through appropriate programming and policy including curb appeal, resident events, resident journey, customer service, maintenance and capital improvements.
    • Reporting: Responsible for the timely and accurate completion and submission of the periodic reports as required.


Requirements
    • Associate's degree in business management or related field.
    • Minimum of 8-10 years of relevant work experience.
    • Minimum of 5-8 years of supervisory experience.
    • Minimum of 3-5 years of real estate, property management, or maintenance experience.
    • A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
    • Ability to travel throughout the assigned region as needed.
    • Advanced proficiency with computer systems, particularly Microsoft Office.
    • Outstanding verbal and written communication skills.
    • Excellent customer service skills, a positive attitude, and a strong work ethic.
    • Superb attention to detail.
    • Ability to manage multiple projects and priorities simultaneously.
    • Ability to work with a diverse group of people and personalities.
    • Strong leadership skills. Ability to mentor and train other employees.
    • Ability to exercise good judgment and apply initiative.
    • This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.


Preferred Qualifications
    • Direct experience with military housing.
    • Proficiency with Yardi or similar property management software.


$100,000 - $125,000 a year
