Job Summary

Responsible for the leasing, maintenance, inspection and utilization of Company owned property realizing the maximum return for the organization. Charged with acquiring real estate required for Company operations and disposing of real estate not required for Company operations. Assist in training other Real Estate Agents.

The primary responsibilities of this role in the Real Estate Asset Management Department are to accept, review, analyze, inspect, and ultimately grant permit applications on our Claytor Lake Hydro Generation project site for dock construction, shoreline stabilization, vegetation management and other customer needs as allowed in a manner consistent with AEP's (FERC) Federal Energy Regulatory Commission approved Shoreline Management plan for the Claytor Lake project area. In addition, the successful candidate will be required to work with adjacent property owners, contractors, county officials, and AEP Legal to resolve shoreline violations.

JOB FUNCTIONS
  • Negotiate and handle details in connection with leases, both surface and mineral, on Company owned real estate.
  • Assist in the review and analysis of real estate documents, including oil and gas leases, while determining key provisions, obligations and ownership in order to realize maximum return.
  • Conduct inventories and inspections of properties to determine condition of buildings and lands and arrange for maintenance as required.
  • Negotiate for the sale of Company owned real estate and prepare contracts and other legal documents in connection with the completion of approved sales of real estate.
  • Negotiate with property owners on real estate desired to be purchased by the Company and secure option agreements.
  • Prepare deeds, affidavits and other legal documents as required to facilitate clearing title and completing acquisition.
  • Consult with attorneys, title examiners and AEP Legal department on legal and technical work pertaining to real estate matters as assigned.
  • Negotiate with property owners for real estate desired to be leased by the Company and in the handling of details in connection with completion of approved leases.
  • Negotiate easements from the Company to others for various types of rights on Company owned real estate and handle details in connection with completion of approved easements.
  • Negotiate and settle damages to non-owned properties caused by Company construction and operations.
  • Conduct negotiations with various governmental authorities in connection with the closing, relocation, or vacation of public roads, the relocation or removal of the facilities of others on Company owned lands, or the re-zoning of property in order to facilitate Company projects.
  • Develop and maintain good relationships with Federal, State, Municipal and other local government agencies and the general public.
  • Maintain contacts with real estate personnel in the various geographic areas to keep abreast of current area marketing conditions.
  • Work with the Records Group on preparing new/maintaining current property files, records, exhibits, progress reports and other regulatory reports on all company owned land and land rights.
  • Review invoices for payments of expenses incurred in the acquisition of land and land rights involving all facilities such as, but not limited to: contractual obligations for the purchase of options, contracts, easements, attorney fees, survey fees, environmental fees, outside appraisal services, and contractor invoices which may include improvements or demolition.
  • Consult with Real Estate Asset Management team on real estate issues and attend project meetings as required.


MINIMUM REQUIREMENTS

Real Estate Agent (Salary Grade 6)

Education: Associate's degree in real estate, business, engineering, paralegal or related field; (Or) Paralegal certification, appraiser/assessor certification or real estate broker; (Or) High School Diploma/GED with two (2) years experience in real estate-related activities.

Experience: In addition to education requirement, four (4) years experience in the acquisition of property or right or ways or real estate related activities.

Licenses/Certifications: Valid drivers license

Real Estate Agent, Sr (Salary Grade 7)

Education: Associate's degree in real estate, business, engineering, paralegal or related field; (Or) Paralegal certification, appraiser/assessor certification or real estate broker; (Or) High School Diploma/GED with two (2) years experience in real estate-related activities.

Experience: In addition to education requirement, six (6) years experience in the acquisition of property or right of ways, management of rental properties, real estate sales, appraisal/assessor work, and a combination of these activities or other real estate function in addition to any experience indicated above.

Licenses/Certifications: Valid drivers license

  • Good computer skills and knowledge of Excel and Word.

Compensation Range:

$72,380.00-90,474.50 USD
