Position Overview
Strategic Group is seeking a progressive Vice President of Residential Property Management to lead the strategic and operational direction of our residential portfolio. Reporting to executive leadership, this senior role oversees day-to-day operations, financial performance, and team development, ensuring alignment with corporate priorities and contributing to company growth. The position requires an experienced leader with a solid track record in residential property management, financial performance, and cross-functional collaboration.
As a senior leader, the successful candidate will collaborate closely with Asset Management, Leasing, Operations, and Accounting teams to drive operational excellence, ensure regulatory compliance, and elevate tenant satisfaction. This role offers a unique opportunity to drive value creation, refine operational processes, and support long-term growth initiatives.

Key Responsibilities
Strategic Leadership
- Set the strategic vision for the Residential Property Management division, ensuring alignment with Strategic Group's broader corporate objectives and growth trajectory.
- Define and execute innovative, data-informed strategies that drive portfolio expansion, operational excellence, and financial performance.
- Act as a thought leader within the organization-identifying industry trends, emerging technologies, and best practices to position the portfolio at the forefront of the residential sector.
- Promote continuous improvement initiatives that enhance efficiency, profitability, and tenant satisfaction, while embedding agility and innovation into operational frameworks.
- Lead the evolution of scalable systems and processes to support the demands of a growing and diverse residential portfolio.
- Provide executive oversight and strategic direction across all property management activities, ensuring best-in-class service delivery and regulatory compliance.
- Collaborate with senior leadership on enterprise-wide planning, acquisitions, and long-term business development initiatives, contributing meaningfully to Strategic Group's corporate vision and expansion roadmap.
Operational & Financial Oversight
- Support residential operations, including maintenance, tenant services, and capital planning, ensuring effective and consistent execution.
- Contribute to the development of annual budgets, financial forecasts, and performance reporting, ensuring accuracy, accountability, and alignment with strategic objectives.
- Leverage performance metrics and data insights to support decision-making and resource planning.
- Maintain oversight of receivables, collections, vendor agreements, and compliance standards to ensure strong financial discipline and risk management.
- Ensure that operational practices support cost control, regulatory adherence, and the delivery of high-quality tenant experience.
Excellence in Performance & Process
- Standardize and streamline operational practices to ensure consistent, high-quality property management services.
- Drive process innovation and continuous improvement initiatives that support profitability and tenant experience.
- Monitor performance benchmarks and ensure timely reporting on operational and financial metrics.
- Ensure the implementation and optimization of standardized processes that improve efficiency, consistency, and profitability.
- Manage and report on key performance indicators (KPIs), setting high standards for operational performance and tenant service.
- Leverage data and analytics to drive decisions, refine processes, and improve financial outcomes.
Team Leadership & Development
- Provide strategic leadership to a team of property managers and support staff, ensuring alignment with organizational goals and operational effectiveness across the residential portfolio.
- Deliver structured mentorship, performance management, and regular development conversations to support individual growth and team success.
- Design and execute talent development initiatives aimed at identifying, retaining, and advancing high-potential professionals into future leadership roles.
- Build cohesive, cross-functional teams by promoting clear communication, shared goals, and alignment across departments such as Leasing, Operations, and Property Management
- Encourage a disciplined and solutions-oriented work environment that supports continuous learning, professional accountability, and operational consistency.
- Support innovation and initiative across all levels of the team, ensuring alignment with corporate values and strategic direction.
Tenant Experience & Community Engagement
- Define and uphold consistent standards of service excellence across the residential portfolio to ensure a high-quality tenant experience.
- Lead the development and execution of strategies focused on tenant satisfaction, engagement, and long-term retention.
- Oversee timely and professional resolution of tenant concerns, maintaining a service-oriented approach that reflects the organization's commitment to tenant care.
- Collaborate with the Marketing team to create and implement effective tenant communication plans, onboarding materials, and community engagement initiatives.
- Monitor tenant feedback and operational insights to identify opportunities for service enhancements and program improvements.
Vendor & Stakeholder Management
- Oversee all third-party service provider relationships to ensure consistent, high-quality service delivery and full compliance with contractual obligations.
- Build and maintain strategic partnerships with vendors, suppliers, and contractors that align with operational goals and support long-term organizational value.
- Conduct regular evaluations of vendor performance, identifying areas for improvement and implementing corrective actions as required to maintain service standards and cost efficiency.
- Collaborate with the Operations team to ensure all service agreements are effectively managed and executed in accordance with business requirements.
- Proactively address vendor-related challenges, applying a solution-driven approach to maintain continuity and quality of service across the portfolio.
Qualifications
- Post-secondary education in Real Estate, Business Administration, or a related field is preferred; an MBA is a strong asset. Relevant professional experience will be considered in lieu of formal education.
- Minimum of 8-10 years of progressive experience in residential property management, including 5+ years in a senior leadership role.
- Deep expertise in operational strategy, financial oversight, building systems, leasing regulations, and compliance frameworks.
- Demonstrated success in team leadership, cross-functional collaboration, and organizational influence.
- Proficiency in property management software (Yardi Voyager or equivalent preferred)
