The Investment Manager will provide analytical and project management support to the Customer Led Development Team for acquisitions, redevelopment, joint ventures, and development opportunities within the United States. This role requires strong attention to detail, organization, analytical skills and to work collaboratively across the organization. Quantitative and qualitative skills are necessary to analyze market trends and investment structures.

Hiring Salary Range of: $121,000 - $166,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.

A day in the life
The Investment Manager will provide analytical and project management support to the Customer Led Development Team for acquisitions, redevelopment, joint ventures, and development opportunities within the United States. Key responsibilities include:
- Collaborate with the Capital Markets Lead and Regional Development Officers to drive project flow by identifying and developing Customer Led Development opportunities, including land acquisition, development, joint ventures, and value-add redevelopments.
- Lead the preparation of investment memos, proformas, and other presentations for senior management and the Investment Committee.
- Working with the Regional Development Officers to identify, present, and assess new investment opportunities, with an emphasis on capitalizing on emerging trends to deliver industry-leading returns.
- Evaluate the value and potential of Customer Led Development investments projects by creating and analyzing discounted cash flow models, proforma models and joint venture models with detailed waterfalls.
- Interact with brokers and consultants to gather support for underwriting and presentations.
- Manage and maintain proforma models for existing and future land banks designated for Customer Led Development.
- Manage and maintain deal team pipelines.
Building blocks for success
- 5+ years of full-time experience in the real estate or construction industry, with a focus on development, finance, capital markets, particularly within the merchant development sector.
- Advanced proficiency in Microsoft Excel with strong quantitative and analytical skills, including the ability to build, audit, and enhance complex financial models. Must demonstrate deep understanding of financial and real estate metrics such as net present value (NPV), internal rate of return (IRR), capitalization rates, equity waterfalls, preferred returns, promotes, and credit tenant lease (CTL) structures. Experience integrating Argus output into Excel-based cash flow analyses is essential.
- Proven ability to critically analyze, interpret, and synthesize complex real estate documents, including but not limited to Letters of Intent (LOIs), Requests for Proposals (RFPs), offering memorandums, market research reports, and contracts.
- Excellent communication and organizational skills, with meticulous attention to detail. Must be able to manage multiple projects concurrently while delivering high-quality work under tight deadlines.
- In-office presence required five days per week.
- Ability to travel up to 20% within the continent.
- Bachelor's degree in a relevant field such as Business, Real Estate, Finance, or Economics.
- Proficiency in MS Excel, Argus, Salesforce, PowerPoint and other relevant platforms.
- Excellent communication, analytical, and organizational skills, with strong attention to detail and the ability to manage multiple tasks while meeting deadlines.
