QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
4 Years' experience in the land development and/or commercial construction industry, with a preference for those who have held the role as a Project Engineer, Project Manager or an equivalent position.
Thorough understanding of building, civil, dry utility, and landscape construction plans.
Familiar with the RFI and submittal processes.
A driver of people and can create an effective sense of urgency.
A technician who can foresee problems before they arise and produce quick solutions.
Demonstrates strong people management skills; ability to maintain relationships with external and internal customers.
Demonstrates the ability to plan, organize, and prioritize responsibilities to consistently meet deadlines.
Proficiency with MS Word, Excel, Outlook, and Project.

POSITION SUMMARY
This position will be working within the Land Development Department in close coordination with the Land Development Analyst and VP of Development. Although priorities will fluctuate depending on project stage, the role will be responsible for managing the life cycle of multiple development projects. This consists of Development Kickoff, Active Development, and Development Close Out.

DUTIES AND RESPONSIBLITIES:
With the support of an onsite Construction Management firm the Land Development Manager will be responsible for the following.

Development Kickoff
Review construction plan sets for completeness, and compliance with Shea standards.
Ensure underwritten development schedules and budgets are adopted by field teams.
Verify all construction contracts are in place well in advance of kickoff.
Support in obtaining the permits necessary to initiate development.

Active Development
Visiting sites weekly to ensure safety and cleanliness expectations are met.
Lead document control procedures between Construction Managers and Consultants.
Drive completion of all pending RFIs and Submittals between Construction Managers and Consultants.
Maintain updated schedules and communicate budget risks as they arise.
Challenge Construction Managers to maintain our schedule needs through creative thinking and problem solving.
Provide weekly updates to the internal team.
Review contract invoicing and proposed change orders related to land development.
Establish relationships with municipal inspectors, trade partners, and utility contacts.

Development Close Out
Handle three distinct turnover processes, with a focus on completing punch lists and receiving final documentation.
o Homesite turnover to Shea Operations
o Common Areas turnover to Community Manager/HOA
o Public Improvements turnover to governing municipality.

WORKING CONDITIONS
The physical demands and work environment characteristics described herein are representative of those that must be met by an employee to successfully perform the essential functions of the job.
Required to work in the field (outdoor) roughly 75% of the time, and in the office (indoor) 25% of the time. This may adjust based on the needs of the Department.
Required to communicate verbally and in writing.
Frequently required to stand, sit, squat, kneel, and occasionally crawl
Required to walk one plus miles per day on uneven ground.
Will be exposed to weather such as heat, cold, and rain.
Noise levels can be loud.
