New City Contracting Ltd. is seeking an experienced, hands-on Project Manager to join our growing team for a major residential building envelope project in Victoria, BC. This is a full-time, on-site position managing a $4-5 million project with an established site team already in place.

Key Responsibilities
- Plan, lead, and drive the project from its current stage to completion - on time and on budget
- Coordinate with internal teams, subcontractors, and consultants to ensure deliverables and quality standards are met
- Oversee Time & Material (T&M) activities and follow internal protocols for documentation and reporting
- Ensure effective milestone tracking, scheduling alignment, and project health through close collaboration with the scheduler
- Lead communication with:
- A third-party client-appointed management company (complex stakeholder relationship)
- Building envelope engineers and design consultants
- Residential unit owners and tenants - manage notices, access, satisfaction, and unit sign-offs
- Supervise the site team including the Superintendent, Foreman, and a virtual project coordinator
- Provide guidance and direction to virtual engineers and internal departments (Safety, Finance, Estimating, HR)
- Ensure issues on-site are escalated and resolved efficiently
- Leverage SiteMax (with support from a virtual coordinator) for managing reports, RFIs, submittals, and meeting documentation
Experience & Education:
- 4-5+ years of experience in construction project management (preferably in building envelope projects)
- University degree or construction-related diploma preferred - equivalent experience is strongly considered
- Strong familiarity with BC Building Codes and local construction regulations
Technical Skills:
- Experience in budgeting, contract reviews, and cost control
- Ability to read construction drawings and coordinate with engineers
- Proficiency in SiteMax or other project management tools (hands-on data entry not required)
Soft Skills:
- Outstanding communication and stakeholder management
- Leadership, negotiation, and decision-making abilities
- Empathy and professionalism when working with residents and client-side representatives
- Time management and the ability to stay calm under pressure
- Salary: $90,000-$100,000 annually

- Commute Expectations: Applicants must reside in or near Victoria; commute should not exceed 30 minutes
