Eaton's corporate finance team is seeking a Real Estate Manager to support the North America Region as a part of the Global Real Estate Team. This position will preferably be located at our corporate office in Beachwood, OH, but could also be based at our offices in Moon Township, PA, Houston, TX, or Raleigh, NC. Relocation assistance is available to our Beachwood, OH location. Travel is expected to be around 25%.

In this position, you will directly report to Vice President of Global Real Estate, working to establish and track progress on key strategic initiatives (KSI), prioritize activities, and ensure yearly team goals are achieved. The role will be responsible for leading GRE's ongoing total cost of occupancy (TCO) initiative covering key areas as rooftop reduction, workplace transformation and space utilization for North America real estate portfolio. The position will be at the forefront of shaping Eaton's financial success and leading our Global Real Estate team to new heights while developing your career and being well positioned for future growth and progression.

Your focus is also to work with the VP, Global Real Estate to develop and manage Eaton's real estate portfolio in North America. This role will require excellent transaction and construction project management capabilities. Your core responsibilities include coordination of internal stakeholders and resources and leading teams of third party brokers, architects, engineers, attorneys and any other real estate consultants to execute and deliver Eaton North America's Real Estate requirements.

As Manager, North America Real Estate, you will align with Eaton's global Real Estate Policies to effectively manage key metrics. These metrics include Number of Locations, square feet per location, high utilization, cost per square foot, and compliance with corporate standards. You will lead initiatives keeping a keen focus on driving global strategies and standards. This includes rooftop reduction, optimizing space utilization, and consistent brand deployment. Measuring and reporting key metrics as well as understanding and managing an engineering-focused customer base will be critical to the success of this role.

Job Responsibilities

Transaction Management:
Lead all real estate transactions for owned and leased sites across North America.
Act as the Global Real Estate (GRE) liaison to corporate and business unit stakeholders to define and execute strategic direction for Eaton's footprint in North America.
Oversee site selection and conduct due diligence for real estate projects
Negotiate complex lease agreements for office, warehouse, manufacturing and distribution facilities required by Eaton's operating divisions
Partner with external brokers, appraisers, and property managers whose services are retained by the corporation.
Coordinate with internal partners including Law, EHS, and others to ensure consistent document review and negotiations are performed.
Serve as key Administrator for Eaton's lease portfolio in North America, managing critical dates
Advise on the condition, functionality, marketability, and value of real estate owned or leased by companies being considered for acquisition.
Coordinate with internal business stakeholders and external providers including Tax, Accounting, Law and Environmental Services on real estate related issues for the property portfolio.

Construction & Project Management:
Managing a variety of real estate projects, including but not limited to relocations, office transformations, tenant improvements, build-to-suit developments, and property dispositions.
Serve as project manager in the acquisition, relocation and lease negotiation process for new facilities in North America.
Manage the disposal/surrender of surplus property so as to maximize residual value, while managing the company's risks.
Support and drive global, regional, & other specific Real Estate initiatives such as consolidations, utilization analysis/increase, sustainability, etc across India real estate portfolio

Qualifications:

Basic requirements:
Bachelor's degree from an accredited institution
Minimum 10 years of professional experience in commercial/industrial real estate related roles
Minimum of 5 years of experience leading a corporate real estate portfolio
Must be able to work in the US without company sponsorship now and in the future

Preferred requirements:
Bachelor's degree in Real Estate, Construction Management, or Engineering
Experience leading construction projects for large, multinational corporation
Real estate experience within a large industrial/manufacturing company
Experience doing financial analysis pertaining to real estate transactions
Construction management experience a plus
Experience partnering and negotiating with third party commercial real estate teams

Skills:
Executive presence and the ability to work with and influence senior leaders across the enterprise
Ability to work with and create strong relationships with global stakeholders
Comfortability and experience negotiating contracts
Data-orientation with a continuous improvement mindset
Must be a strategic, transparent communicator

The expected annual salary range for this role is $141000.03 - $206800.04 a year. This role is also eligible for a variable incentive program.
