Job Title:
Contracts Manager, Real Estate Development

Pay Details:
The annual base salary range for this position in California is $100,000 to $120,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate's geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations.

As we continue to expand and diversify our portfolio through the development of OCVIBE, the need for a subject matter expert to lead this complex development deal has never been more critical. The Contracts Manager, will play a key role in negotiating, contracting, and managing all Real Estate and Development agreements, ensuring efficiency and alignment with our growth strategy. This role is instrumental in streamlining our expansion efforts and driving operational excellence. Success in this position requires leveraging industry expertise, analyzing pipeline performance data, and identifying best practices to enhance our processes. This is an exciting opportunity for a leader who thrives on building processes and teams from the ground up, with a vision for organization, standard operating procedures, and operational optimization.

Responsibilities
  • Manage and track all proposals and prepare contracts/change orders in accordance with OCVIBE procedures (Ironclad)
  • Maintain the successful flow of 100+ new contract documents totaling between 550M-1B annually, with timely negotiation, processing, and authorization crucial for successful and timely deliveries
  • On competitively bid RFPs, provide bid spreads, level bids, analyze, and provide contract award recommendations
  • Assist with consultant/contractor RFP preparation, distribution, collection, and review
  • Coordinate with Accounting to set up consultant/contractor invoicing forms (CIF)
  • Assist Accounting with transitioning from existing consultant invoice forms to OCVIBE standardized forms
  • Work with Legal to prepare agreements and refine contract language
  • Serve as liaison with Legal to update and refine contract templates and workflow
  • Provide leadership and best practice guidance to consultants on the AREP QA/QC filing system
  • Partner with Accounting to prioritize contracts and ensure timely processing and approval of contracts
  • Perform other duties and projects as assigned


Skills
  • Bachelor's degree in Real Estate, Business, Finance or other associated fields
  • 5+ years of experience in the construction or real estate development field preferred
  • Experience with transaction management and real estate finance
  • Understanding of contracting and construction process
  • Impeccable and concise communication and presentation skills, verbal and written
  • Demonstrated ability to be organized and consistently meet deadlines
  • Strong time management skills and experience managing multiple projects simultaneously
  • Excels under pressure; ability to work both independently and cooperatively in a fast-paced environment
