Summary

Ballast Investments ("Ballast" or "The Company") is seeking an Associate, Acquisitions to support the Investments vertical. Under the general supervision of the Investments team, the Associate is responsible for assisting the team leader with underwriting new acquisition opportunities, running scenarios, researching and supporting assumptions, developing sales and rental comparables, answering questions related to the model, thinking critically about the underwriting, organizing and functioning as a team player with modeling, financing, due diligence, and site tours. This position requires outstanding quantitative acumen and strong communication skills.

The Company is a vertically-integrated owner-operator of multifamily, student housing, and single family rental assets in the greater Western United States. Primary Responsibilities
  • Prepare ad hoc analyses for the investment team leader as needed
  • Drive analytical and project support for all investment activities; manage financial models, build sensitivity analyses and other discrete financial analyses to evaluate real estate transactions
  • Communicate with external partners and due diligence advisors such as accountants, attorneys, brokers, and consultants during deal transactions
  • Screen prospective acquisition markets and assets based on group's investment criteria
  • Perform detailed market research and develop market analysis summaries
  • Analyze local macroeconomic, regulatory, and housing environment including supply/demand, occupancy and rent trends for housing markets
  • Present and participate in investment committee meetings, including communicating analyses effectively to senior investment professionals
  • Respond to potential investor questions, track investor contacts for follow-up and assistance with the fundraising process
  • Formulate analytical underwriting scenarios utilizing historical financials and forward-looking assumptions
  • Source, manage, follow-up on marketed deals, inbound and outbound deal inquiries and manage the due diligence, closing and transition process for transactions under contract
  • Understand financial documents such as PSA, Loan Agreement, Fund or JV Agreements
  • Manage due diligence process from PSA signing to close, consisting of documentation tracking, reviewing, and updating deals based on findings
  • Collaborate with asset management team during due diligence and post closing items, as needed


Minimum Requirements and Qualifications
  • Bachelor's degree in business, Finance, Data Analytics, Accounting, Real Estate, Economics or related field
  • 3-6 years of real estate acquisitions, data analytics, private equity, or investment banking
  • Advanced knowledge of Microsoft Excel, Word, and PowerPoint required; familiarity with Yardi and DealCloud a plus
