Job Overview

The Director of Construction Management is responsible for overseeing and managing large-scale commercial and residential development projects from inception to completion. This role involves coordinating with various stakeholders, managing budgets, ensuring timelines are met, and ensuring all projects adhere to quality standards and regulatory requirements. The ideal candidate will have extensive experience in project management within the real estate industry, particularly in large-scale commercial and residential projects.

Here are the specifics:

Project Planning & Execution:
  • Develop comprehensive project plans, including scope, schedule, budget, and resources.
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure project specifications are met.
  • Oversee all phases of construction, from initial design and permitting to construction and final occupancy.
  • Manage changes in project scope, schedule, and costs, ensuring all changes are documented and communicated.

Budget Management:
  • Prepare and manage project budgets, ensuring all financial targets are met.
  • Monitor project expenditures and ensure cost-effective utilization of resources.
  • Provide regular financial updates to senior management, including forecasts, variance analysis, and cost control measures.

Stakeholder Communication:
  • Serve as the primary point of contact for all project stakeholders, including clients, contractors, and internal teams.
  • Provide regular project updates to senior management and other stakeholders.
  • Facilitate communication between all project participants to ensure smooth execution.

Risk Management:
  • Identify potential project risks and develop mitigation strategies.
  • Monitor project risks throughout the lifecycle of the project and adjust plans as necessary.
  • Ensure all safety protocols and regulatory requirements are followed on-site.

Quality Control:
  • Ensure all work is completed to the highest standards and in compliance with all relevant building codes and regulations.
  • Conduct regular site visits to monitor progress and quality.
  • Manage project closeout, ensuring all documentation, punch lists, and final inspections are completed.

Team Management:
  • Lead and manage project teams, including contractors, subcontractors, and internal staff.
  • Provide clear direction, set performance expectations, and ensure the team remains motivated and on-task.
  • Manage contractor and vendor relationships, including negotiating contracts and resolving disputes.

General
  • Constantly work to improve processes; make suggestions for productivity improvements, and optimize team member workflow, while continuing to meet our customers' needs.
  • Maintain regular and reliable attendance.
  • Perform other duties as assigned.

Working Environment:
  • Ability to lift and carry up to 25 lbs. and push/pull up to 50 lbs.
  • Constant sitting.
  • Occasional standing and/or walking.
  • Rare bending/reaching, twisting.
  • Frequent pinching, grasping, fine manipulation with fingers to use computer, keyboard, and phone.
  • Heated and air-conditioned indoor work.

What you'll need to succeed in this position:
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • 7+ years of experience in project management within the real estate industry, with a focus on large-scale commercial and residential projects.
  • Proven track record of successfully managing large construction projects from inception to completion and ability to lead project meetings; inclusive of pre-construction, construction process, utility coordination, City of Lincoln communications, permitting, and punch list/close out meetings with warranty management.
  • Strong understanding of construction methods, materials, and regulations including the State of Nebraska's National Pollutant Discharge Elimination System permitting process, regulations and responsibility of NPDES/SWPPP erosion control inspections, documenting, reporting, etc., and PPE (Personal Protection Equipment) for projects or all necessary materials and supplies for the department.
  • Excellent organizational, communication, and leadership skills.
  • Proficiency in project management software and tools, such as MS Project, Procore, or similar.
  • Ability to manage multiple projects simultaneously and work under pressure.
  • PMP certification or similar project management credential is a plus.
  • Must own a reliable vehicle, preferring a four-wheel drive to be used for all work-related tasks.
  • Proficiency in Google Sheets, Microsoft Excel, etc.
