POSITION OVERVIEW & PURPOSE

The Facilities Manager manages, plans, and coordinates, through staff of skilled, semiskilled, and unskilled trade personnel, activities concerned with the operation, repair, maintenance, and construction of facilities, equipment, buildings, and grounds to minimize interruption and improve efficiency. Will ensure the safety, functionality, cleanliness, and aesthetics of all campus facilities through oversight of building systems, park infrastructure, compliance and reporting

ESSENTIAL DUTIES & RESPONSIBILITIES
  • Oversees all building systems, including HVAC, electrical, plumbing, fire protection, shell, roofing, structural, storefronts (including windows and doors), security and alarm systems. Oversight shall include monthly utility meter reading and processing for billing as well as monitoring and recording of critical equipment operations.
  • Provides first responder attention to all emergency calls regarding fire, security, and maintenance.
  • Oversees all park infrastructure, including roads, lighting, utilities, streetscape, landscaping, drainage facilities, and signage.
  • Ensures compliance, testing and reporting for fire suppression systems, elevators, electrical systems, storm water, water, and sewer systems.
  • Coordinates with Maintenance team to address property and tenant issues, including repairs.
  • Conducts walk through of units at lease commencement and termination.
  • Supports leadership with project scheduling and project management duties as assigned.
  • Prepares and reviews operational reports and schedules to ensure accuracy and efficiency.

  • Analyzes internal processes and recommends and implements procedural or policy changes to improve operations, such as supply changes or the disposal of records.
  • Plans, administers, and controls budgets for contracts, equipment, and supplies.
  • Directs or coordinates the supportive services department of a business, agency, or organization.
  • Communicates with and provides guidance for external vendors and service providers to ensure the organization, department, or work unit's business needs are met.
  • Develops operational standards and procedures for the work unit or department.
  • Establishes work procedures or schedules to organize the daily work of administrative staff and/or service providers.
  • Learns to operate new office technologies as they are developed and implemented.
  • Manages paper or electronic filing systems by recording information, updating paperwork, or maintaining documents, such as attendance records or correspondence.
  • Meets with other departmental leaders to establish organizational goals, strategic plans, and objectives, as well as make decisions about personnel, resources, and space or equipment needs.
  • Reads through contracts, regulations, and procedural guidelines to ensure comprehension and compliance.
  • Represents work unit at meetings or conferences and serves as liaison for requests or complaints.
  • Oversee execution of annual service agreements


SUPERVISORY RESPONSIBILITIES
  • Supervises administrative staff and/or service providers.
  • Provides training and orientation to new staff and/or service providers.

KNOWLEDGE, SKILLS, & ABILITIES
  • Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public and regulatory agencies.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
  • Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages
  • Ability to draw and interpret graphs.
  • Ability to analyze and interpret lease agreements.
  • Basic computer and software skills, including word processing, scheduling data entry and analysis, and presentation development.
  • Advanced computer and software skills, including [list specific software] or equivalent.
  • Ability to appropriately prioritize and manage multiple requests at once.

QUALIFICATIONS & COMPETENCIES

BASIC
  • High School Diploma or equivalent
  • 1+ years related experience
  • Must be able to provide proof of eligibility to work in the U.S.

SCHEDULE

This position is full time permanent. Working hours are normal business hours, with occasional weekend and evening work required.

This position is on call to provide leadership at facilities outside of normal working hours.

WORKING CONDITIONS & PHYSICAL REQUIREMENTS

Duties are conducted indoors in environmentally controlled conditions, and/or outdoors in many weather conditions.

Due to current and potential future local, state, and federal government orders concerning the COVID-19 pandemic, working conditions may be adjusted as necessary to provide employee safety and comply with applicable ordinances. The company is considered an "essential service," and in person work may be required. The company will take all possible measures to increase employees' safety.

COMPENSATION

WAGES
  • Salary range: $70,000 - $95,000
  • Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
  • Potential additional compensation includes annual bonus.
