Job Description

Job Purpose:
  • The Property Manager is responsible for supporting the management of commercial real estate properties. This position is responsible for running daily operations, financial management, tenant relations, lease administration, tenant events, and property maintenance. The Property Manager oversees the property management team and engineering staff. A hospitality-driven approach helps to set a positive tenant experience and supports management of team members.

Key Responsibilities:
  • Tenant Relations and Experience:
    • Serve as the primary point of contact for tenants, delivering responsive, solution-oriented service.
    • Proactively engage tenants to understand their needs and foster a welcoming, professional community.
    • Organize tenant appreciation events and implement concierge-style services that elevate the workplace experience.
    • Respond promptly to tenant requests and concerns with empathy and efficiency.
    • Maintain 24-hour emergency coverage to address urgent property issues.
  • Building Operations:
    • Oversee the day-to-day operations of the building, ensuring that all systems (HVAC, elevators, security, janitorial, etc.) function optimally.
    • Work closely with building engineers and third-party service providers to maintain high-quality standards.
    • Conduct regular property inspections to ensure a safe, clean, and well-maintained environment.
    • Develop strong relationships with building asset management and engineering teams to ensure compliance with building regulations.


  • Financial and Lease Management:
    • Develop and manage annual operating budgets and capital improvement plans.
    • Approve and track expenditures, ensuring financial performance aligns with ownership objectives.
    • Prepare monthly reports on building performance, tenant activity, and maintenance updates.
  • Vendor and Contract Management:
    • Manage vendor relationships and service contracts, ensuring quality, compliance, and cost-efficiency.
    • Oversee bidding and RFP processes as needed for services and projects.
  • Compliance and Risk Management:
    • Ensure the building complies with all applicable regulations, safety codes, and environmental guidelines.
    • Coordinate emergency response plans and drills; serve as the primary contact for emergency situations.
  • Marketing and Leasing Support:
    • Maintain a strong understanding of the company's property portfolio, available spaces, and related marketing initiatives. Understand services and amenities within the company's portfolio.
    • Assist with suite customization requirements and tenant improvements as needed. Work with project management, construction, and tenant improvement projects.
    • Support leasing efforts by coordinating with brokers and providing property information to prospective tenants.
    • Additional responsibilities as required.
  • Qualifications & Skills:
    • Education: Bachelor's degree in real estate, business administration, or a related field (preferred). MBA desired, but not required.
    • Experience: 5-6+ years of experience in property management, hospitality, or a related field.
    • Technical Skills: Proficiency in property management software and Microsoft Office Suite. Ability to manage essential financial requirements within property management.


Qualifications

  • High standard of customer service excellence.
  • Financial acumen and ability to review variance reports, P&L reports, and provide insightful commentary. Ability to develop, create, and implement a budget.
  • Strong written and verbal communication skills. Ability to present to stakeholders, inventors, and the corporate board.
  • Ability to manage a team that includes property management professionals, building engineering staff, vendors, and work closely with a team. Ability to provide professional development opportunities and training for team members.
  • Excellent organizational skills and attention to detail.
  • Ability to multitask and work efficiently under pressure.
  • Flexibility to work outside core hours as needed.

Working Environment:
  • Position Type: Full-time, exempt.
  • Core Hours: Monday - Friday, 8:15 AM - 5:15 PM (in-office role).
  • Location: King Street Station, 1800 Diagonal Road, Suite 600, Alexandria, VA 22314.
  • Physical Requirements: Ability to lift and move up to 50 pounds as needed.
  • Additional Hours: May be required for tenant move-ins/move-outs, events, to oversee preventative maintenance, emergencies, or other planned or unplanned activities.


Additional Information

Compensation & Benefits:
  • Salary Range: $80,000 - $85,000 + benefits + annual bonus (based on performance and company profitability).
