Purpose of Job:

The Real Estate Manager provides financial leadership and insights to the Finance, Operations, Facilities, and other internal functional groups to ensure that financial commitments are achieved. This role owns all aspects of the real estate function, providing analytical rigor and decision support to ensure that Interstate Batteries is in the optimal position regarding property ownership and leasing.

Job Components:
  • Proactively manage the company's owned and leased property portfolio and enable decision makers to have complete and accurate information.
  • In collaboration with cross-functional stakeholders, lead the development and drive effective execution of Interstate's real estate strategy.
  • Manage the company's lease agreements, including the use of ProLease, evaluation of contract options, execution of new agreements or extensions, and other contract analysis.
  • Calculate and communicate the annual lease, Common Area Maintenance (CAM), and real estate tax liabilities by location as part of the Annual Operating Plan (AOP) build.
  • Identify and execute on sale/lease-back opportunities that create value.
  • Provide thoughtful financial modeling, including lease vs. buy analysis, lease 1 vs. lease 2 analysis, and other cost optimization modeling.
  • Partner cross-functionally with Operations, Legal, Risk, Facilities, and Corporate Accounting to support optimal lease decisions and accurate financial reporting.
  • Partner externally with Brokers for new property searches, market evaluations, and lease negotiations.
  • Coordinate externally with real estate developers for any new building construction, including maintaining project plans and processing draw requests for payment.
  • Maintain positive relationships with all stakeholders (including external vendors) and reflect Interstate's Purpose and Values.
  • Develop, implement, and present scorecards and communication routines against key initiatives. Communication will be with all levels of the organization, including the Executive Leadership Team.
  • Drive innovative business improvements that create value by developing ideas and gaining others' commitment to execute those opportunities.
  • Meet critical objectives while considering the impact of those activities on longer-term goals and translate strategic direction into personal actions/plans.
  • Participate in or lead other projects and duties as required/assigned.


Qualifications:
  • Bachelor's degree in Finance, Accounting, Economics, or a similar field required; Master's degree is preferred.
  • 5+ years of professional real estate/finance experience required.
  • Strong business acumen with an ability to anticipate the impact of decisions and initiatives.
  • Excellent communication and presentation skills.
  • Exceptional analytical and problem-solving skills, including proficiency in financial modeling.
  • Strong negotiation skills and the ability to influence others, including senior leadership.
  • Strong organizational skills with the ability to manage multiple priorities and deadlines independently.
  • Demonstrated ability to lead cross-functional initiatives and drive strategy execution.
  • Continuous improvement mindset and ability to identify and execute value-creating initiatives.
  • Proficient in the utilization of Microsoft Office products (Excel, Word, Powerpoint, and Outlook).
  • Proficient in real estate management tools, such as ProLease or similar systems.
  • Familiarity with commercial real estate compliance requirements.


Scope Data:
  • Responsible for overseeing all of Interstate Batteries' leases and monitoring all owned properties for potential sale/lease-back gain opportunities.
  • Interact professionally with brokers, landlords, vendors, cross-functional team members, and all stakeholders.
  • Seek to optimize real estate related operating expenses and forecast/budget those expenses accurately.
  • Carry out all responsibilities in accordance with Interstate policies and applicable regulations.
  • Model Interstate's Purpose and Values.


Work Environment:
  • Work is primarily performed in an indoor office setting with extended periods at a computer.
  • Regular physical activity includes manual handling, verbal communication, and auditory tasks.
  • Specific vision requirements include close vision, depth perception, and the ability to adjust focus.
  • Ability to work both onsite and remotely.
  • Travel may be required, but should be less than 10%
