A role in Real Estate means the opportunity to develop and drive Target's market-based growth strategies by identifying, acquiring and developing extraordinary guest-facing properties. You'll use your negotiation skills to execute competitive and risk-balanced transactions. You'll be a key player on the team that manages the lifecycle of our stores, site selection of new properties, the scope of remodels and existing property portfolio negotiations and property disposition.
As a Senior Real Estate Portfolio Manager, you'll provide leadership and direction for existing store real estate strategies within assigned territory; develop expertise in all markets located within assigned geographic region, including store performance, competition activity, site knowledge and demographic changes; effectively communicate at all levels (including senior management) within Target to gain support and approval for decisions and projects; coordinate with developers and municipalities to obtain and document necessary consents and approvals; negotiate new operating agreements, amendments and other real estate legal documents with external parties such as developers, landlords and municipalities; manage Target's response to government-driven property takings initiated through condemnations and eminent domain proceedings; interpret operating documents and other related legal agreements and provide guidance to internal customer groups affected by the terms; develop and maintain cooperative working relationships with developers, landlords, brokers and other real estate counterparts in the industry; and work to dispose of excess real estate within your assigned territory.

This position will operate as a Hybrid/Flex for Your Day work arrangement based on Target's needs. A Hybrid/Flex for Your Day work arrangement means the team member's core role will need to be performed both onsite at the Target HQ MN location the role is assigned to and virtually, depending upon what your role, team and tasks require for that day. About You:
- Bachelor's degree required, plus strongly prefer Masters in Real Estate, MBA, JD, engineering, architecture, or equivalent combination of education and experience.
- 5+ years commercial real estate experience with an emphasis on complex as well as politically challenged projects
- Strong written and verbal communication skills and an ability to work effectively with people at all levels of the organization including external partners
- Intermediate proficiency with computer business applications
- Excellent analytical and organizational skills
- Professional knowledge and competency with basic real estate contract principals and terminology
- Experience reviewing and negotiating legal documents related to real estate rights and obligations
